Imperial Building Solutions were appointed to refurbish the 1st 4th and 5th floors of 72 Cannon Street on behalf of The Milton Group. Following lease expiry, the space required a full modernisation to bring it back to market in prime condition. Our team delivered a turnkey refurbishment, transforming the floor into a bright, efficient, and attractive CAT A+ office, ready to let to new occupiers.

Challenges

Strict access limitations meant no use of the main lift, requiring all deliveries and waste removal through the rear fire escape.

The presence of asbestos within common risers demanded careful compliance and sequencing.

A fast-track programme was set to ensure the space was back on the market immediately after lease expiry.

Coordination across multiple service trades – including HVAC, power, lighting and data – within a fully stripped space.

Solutions & Works Delivered

Strip-out: Full removal of existing partitions, suspended ceilings, blinds, kitchen, M&E installations and finishes.
Ceilings & lighting: New suspended ceiling system with integrated acoustic pads, LED lighting, feature pendant lights to breakout, and PIR controls for efficiency.
Air conditioning & ventilation: Installation of six new Panasonic FCUs, new ductwork, plenum boxes and diffusers, with a new control system commissioned and warranted.
Partitions & glazing: New full-height glazed meeting room partitions with acoustic doors, achieving a 38dB rating.
Flooring: New Miliken carpet to office areas, Karndean wood-effect vinyl to the kitchen/breakout, and feature finishes to meeting rooms.
Kitchenette: High-quality Howdens Clerkenwell Supermatt graphite kitchen with Silestone quartz worktop, integrated fridge, dishwasher, wine cooler, floating shelves, and tiled splashback.
Technology: Installation of new TVs and AV connections in key meeting rooms.
Decoration: Full redecoration throughout, including walls, windows and joinery, bringing the space to a crisp, contemporary finish.
Compliance: Comprehensive testing, commissioning and certification across all systems, with a full O&M manual provided at handover.
